Completely unaffected by water, extremely hard wearing, and the correct answer for commercial kitchens, bathrooms, entryways and any area cleaned with water daily. Individual tiles can be replaced when damaged.
In wet areas, specifying a tile with adequate slip resistance is not optional, and the grout needs sealing and a maintenance plan.
Rolled carpet still has a place in hotel corridors and guest rooms, conference rooms and executive offices, where sound absorption and appearance matter more than modular replaceability.
Both appear in restaurants, boutiques and hospitality spaces where a real wood appearance is part of the brand. Both need realistic expectations about wear in a high traffic environment, and neither belongs in a wet area.

Medical and dental practices. Hard surfaces that clean easily and take disinfection. Commercial vinyl plank or tile in treatment areas and corridors, carpet tile in waiting rooms where sound and comfort matter.
Retail. Appearance carries weight because the floor is part of the store. Commercial vinyl plank or tile, specified for the traffic the location actually gets, which in a Miami mall or on Lincoln Road is considerable.
Restaurants and bars. Tile in kitchens and service areas, with slip resistance treated as a requirement rather than a preference. Front of house has more latitude, but everything has to survive nightly cleaning.
Hotels. Different answers by area. Broadloom carpet in guest rooms and corridors, hard flooring in lobbies and public spaces, tile in wet areas. Fire ratings apply in corridors and exit routes.
Warehouses and light industrial. Durability above everything. Commercial grade vinyl plank or tile in the office and welfare areas, with the working floor specified to whatever the operation demands.
Schools, gyms and community facilities. Heavy sustained traffic, easy cleaning, and replaceability. Carpet tile and commercial vinyl plank do most of this work.
Everything that applies to residential flooring here applies to commercial work too, usually with more at stake.
The slab. Commercial buildings sit on concrete like everything else, and moisture rises through it continuously. Older buildings in downtown Miami, along Atlantic Avenue in Delray, or on Miracle Mile in Coral Gables frequently sit on slabs poured without a vapor barrier. Testing before specification is not a formality.
Building management. In a multi tenant building or a mall, the landlord or management company usually sets rules on working hours, elevator and loading dock access, noise and waste removal. These shape the schedule more than the flooring does.
Storm season. Water intrusion is a realistic risk. A floor where damaged sections are replaced individually is worth a great deal in a business that cannot afford to close for a full refit.
Salt air near the coast. Ground floor units and beachside businesses in Miami Beach, Fort Lauderdale, Hollywood and Delray deal with conditions that find any weakness in a moisture sensitive material.
Phased installation. The space is divided into sections and completed in sequence, so part of the business keeps operating throughout.
Out of hours work. Evenings, overnight and weekends, which is standard for retail, restaurants and offices that cannot close.
Coordination with building management. Elevator reservations, loading access, permitted hours and waste removal, handled as part of the job.
Removal and disposal. Taking up and hauling away the existing floor is part of the work, and in a commercial space the volume of material is substantial.
Ongoing repairs. Spot repairs, carpet restretching and replacement of damaged sections, so a floor is maintained rather than replaced.
Four questions worth answering before choosing anything.
How much traffic does this area actually get? Be honest rather than optimistic. Specifying a residential product for a commercial load is the most common and most expensive mistake in this category.
What happens here that could damage the floor? Spills, chemicals, rolling loads, dragged furniture, water. The answer points directly at the material.
How will it be cleaned, and how often? Daily wet cleaning rules out several options immediately.
How quickly does damage need fixing? If the answer is same day, modular flooring is the right category, because that is what makes same day possible.
