Coral Gables is one of the oldest planned communities in the country, laid out in the nineteen twenties around a Mediterranean Revival vision that the city still enforces today. The houses here are not like the rest of Miami-Dade. They are older, built differently, and in many cases protected by architectural review that governs what can be changed.
For flooring that means two things. The properties are frequently a century old with everything that comes with age, and the finishes chosen have to suit the character of the house rather than fight it. Three things shape almost every flooring decision here.
Age of the housing stock. Homes from the twenties, thirties and forties were built before modern slab practice existed. Some sit on original poured slabs with no barrier of any kind, others on raised wood framed floors. What is underneath has to be established before anything is planned, because the assumption that a Miami house sits on a modern slab simply does not hold in the Gables.
Original materials underneath. Pulling up a floor in an older Gables home frequently reveals original tile, terrazzo or wood that has been covered over at some point in the last eighty years. Sometimes that material is worth keeping. Sometimes it has to come out. Either way it is found rather than expected.
Character matters here. This is a city where design consistency is taken seriously. Flooring in a Mediterranean Revival home reads very differently in tile or hardwood than it does in a material chosen purely on price, and homeowners here tend to weigh that heavily.
The Gables is compact but varied, and the work changes noticeably from one section to the next.
The oldest part of the city, with homes from the twenties and thirties along Coral Way and the surrounding streets. Original materials underneath are the rule rather than the exception, and removal work here is careful work. Tile and hardwood are the finishes that suit these houses.
The commercial heart of the city. Restaurants, boutiques, professional offices and showrooms along Miracle Mile and Ponce de Leon Boulevard. Flooring here has to look right and survive heavy public traffic at the same time, which is a narrower brief than most commercial work.
Large properties on generous lots, many of them extensively renovated or rebuilt. These are whole home projects with higher end finishes, and the area where natural stone and hardwood come up most often.
Established homes around the golf course and the Biltmore, a mix of original construction and later builds. Proximity to the course and the water means moisture assessment is a routine part of the job.
Waterfront and canal front properties on the southern edge of the city. Salt air, high water table and direct exposure make tile and engineered hardwood the practical choices, with solid wood rarely the right answer this close to the water.
Mid rise condominiums and professional buildings, where association requirements for sound rating and underlayment apply to any hard flooring going into an upper floor unit.

The finish most at home in a Gables property, and the one that suits Mediterranean Revival architecture best. Completely unaffected by water, available in formats ranging from traditional to large format, and the natural choice for kitchens, bathrooms, entryways and courtyards.
Timeless and adds long term value, and in an older home it reads as correct rather than added. Engineered hardwood is usually the version that makes sense here, since its layered core stays stable through humidity swings and performs far better over an older slab than solid wood does.
Contains no natural wood, so moisture coming up through an original slab does not affect it. Durable, water resistant and low maintenance, which makes it a practical answer for utility areas, guest suites and rental properties across the city.
A cost effective wood look with strong resistance to scratches and wear. On an older Gables slab it needs proper preparation and a moisture assessment before installation, but it suits bedrooms, offices and secondary spaces well.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and particularly effective in older homes with hard surfaces throughout, where sound carries.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained or worn tile is lifted out and replaced without disturbing the rest of the floor, which is why it works well in the professional offices along Ponce de Leon Boulevard.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess, which restores the floor without replacing a carpet that is still perfectly sound.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. In older homes it is most often used for custom area rugs and stair runners, cut to fit rooms and staircases that were never built to standard dimensions.
In houses approaching a hundred years old, what lies beneath the floor is the part of the job that cannot be estimated from a doorway.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the Gables this is often layered work, with decades of successive floors stacked over an original surface that may or may not be worth preserving.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. In a century old property this step frequently reveals conditions that were never visible before the old floor came up.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In period homes the trim is part of the character, and matching existing profiles matters more here than almost anywhere else in the county.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
Repair matters more in an older home than a newer one. When a floor has been down for decades and matching material is no longer produced, preserving what is there is often worth considerably more than replacing it with something current.
A historic home in the original district. Tile or engineered hardwood. Both suit the architecture, and both handle an older slab far better than solid wood or laminate.
A waterfront property in Cocoplum or Gables by the Sea. Tile first, engineered hardwood second. Salt air and a high water table rule out anything that absorbs moisture.
A condominium on Alhambra Circle or Douglas Road. Check the building requirements before choosing. Vinyl plank or tile with the correct sound rated underlayment satisfies most associations.
Kitchens, bathrooms and entryways. Tile, in almost every case, and it is what these houses were designed for.
Restaurants, boutiques and professional offices. Tile for the public facing spaces along Miracle Mile, carpet tile or commercial grade vinyl plank where sections need to be replaceable.
Not every flooring problem calls for a new floor, and in an older home the difference matters more than usual.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. Widespread water damage, a floor that has lifted or buckled across large areas, or a surface that has failed because of what is underneath rather than what is on top. In older Gables homes the cause is very often the slab or the moisture reaching it.
The right time to start. Before furniture goes in and before new trim is fitted. In a historic property, also before the rest of the renovation is finalised, since what is found beneath the old floor can change the plan for everything above it.

Engineered hardwood generally can, and it is the version we would recommend. Its layered core handles moisture movement far better than solid wood, which matters a great deal over a slab poured before modern barriers existed. The subfloor is inspected and prepared first.
Sometimes yes. Original material in good condition can occasionally be preserved or used as a base, and in a period home it may be worth more than what would replace it. We will tell you what you actually have once the covering comes up.
Coral Gables applies architectural review to a great deal of exterior and structural work. Interior flooring is generally more straightforward, but for historic properties it is always worth confirming with the city before work begins.
Tile above all, since it is completely unaffected by water. Engineered hardwood is the next option where the look of wood is wanted. Solid hardwood and laminate are difficult to justify this close to the water.
