
Delray Beach began as a farming settlement in the eighteen nineties and spent most of the twentieth century as a quiet coastal town before Atlantic Avenue turned it into one of the most visited downtowns in South Florida. The result is a city with genuine historic housing, a dense and busy commercial core, and modern development pushing west.
For flooring that means three quite different jobs inside one small city. Century old cottages in the historic districts, condominiums and beach properties along the coast, and family homes in the newer western communities. Three things come up on most jobs here.
Historic housing east of the tracks. The older neighborhoods contain homes built in the twenties, thirties and forties, some of them on original slabs poured before modern practice, some on raised wood framed floors. What is underneath has to be established rather than assumed, and it frequently is not what the plans suggest.
Coastal exposure. The city fronts the ocean, and the water table sits close to the surface across the eastern half. Salt air and slab moisture both work against materials that absorb water, and beachfront buildings carry association requirements for hard flooring on top of that.
A commercial downtown that never rests. Atlantic Avenue is one of the busiest restaurant and retail strips in the county. Flooring in those spaces has to survive constant public traffic and nightly cleaning, and be replaceable in sections without closing a business that trades every day.
The city is compact but varied, and the work changes noticeably from one district to the next.
The commercial spine of the city, with restaurants, bars, galleries and boutiques running from the tracks to the beach. Flooring here has to look right and take heavy public use at the same time, which is a narrower brief than most commercial work.
The arts district just north of Atlantic, with galleries, studios, small businesses and residential above. A mix of commercial fit outs and residential renovation, often in older buildings where what lies beneath the floor is discovered rather than known.
Established single family homes on generous lots around the lake, ranging from mid century construction to substantial rebuilds. Whole home projects and higher end finishes are common, with strong demand for engineered hardwood and large format tile.
Homes from the twenties and thirties in the protected districts near downtown. Original materials underneath are the rule rather than the exception, removal is careful work, and tile and hardwood are the finishes that suit these houses.
Condominiums and beachfront properties along the ocean. Salt air, sand and association rules define the conditions, and tile or luxury vinyl plank with approved underlayment does nearly all the work.
Newer residential development stretching west toward the turnpike, including gated communities and a large stock of villas and condominiums in managed developments. Modern slabs and HOA requirements across much of it.

Contains no natural wood, so salt air and slab moisture are not a threat, and with the correct underlayment it meets the sound rating requirements that beachfront and downtown buildings set.
Timeless and adds long term value, and it reads as correct in the historic districts rather than added. Engineered hardwood is the version that makes sense in a coastal climate, since its layered core stays stable where solid wood would cup and gap.
A cost effective wood look with strong resistance to scratches and wear, well suited to the newer communities west of the city. Closer to the beach and over older slabs, vinyl plank is the safer option.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and genuinely valuable in condominiums and villas, where it reduces sound transfer to neighbouring units.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which is exactly what the galleries, offices and hotels around Pineapple Grove and downtown need.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. Coastal humidity accelerates the process, which is why it comes up so often here.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. In the historic districts it is most often used for custom area rugs and stair runners, cut to fit rooms that were never built to standard dimensions.
In a coastal city with houses approaching a hundred years old, what lies beneath the floor cannot be estimated from a doorway.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the historic districts this is layered work, with decades of successive floors over an original surface that may or may not be worth preserving.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. Near the beach the moisture side of that assessment carries the most weight.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In period homes the trim is part of the character, and matching an existing profile is often preferable to introducing a new one.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
In an older Delray home, preserving what is there is frequently worth more than replacing it, particularly when the material is no longer produced. In the condominiums and villas the usual cause is a failed appliance or a leak from a neighbouring unit, and there speed matters more than preservation.
A historic home in Del Ida Park or Osceola Park. Tile or engineered hardwood. Both suit the architecture and both handle an older slab far better than solid wood or laminate.
A beachfront or A1A condominium. Check the building requirements first. Tile or luxury vinyl plank with the correct sound rated underlayment satisfies most associations here.
A single family home in Lake Ida or Seagate. Engineered hardwood or large format tile, chosen to suit the scale of the rooms.
A villa or condominium in west Delray. Vinyl plank or tile, with the underlayment the association requires. Modern slabs make both straightforward.
Restaurants, galleries, boutiques and hotels. Tile for public areas, carpet tile where sections need replacing quickly without closing the business.
Not every flooring problem calls for a new floor, and in an older home the difference matters more than usual.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. Water spread through the subfloor, a floor lifting across large areas, or a surface that has failed because of moisture from below rather than anything above it. In the older eastern neighborhoods that last one is common.
The right time to start. In a historic property, before the rest of the renovation is finalised, since what is found beneath the old floor can change the plan for everything above it. In a commercial space on Atlantic Avenue, outside trading hours and ideally outside the busiest months.

It depends on what is underneath, which has to be established first. Some homes of that period sit on original slabs and others on raised wood framed floors. Once we know which, tile and engineered hardwood are usually the strongest options.
Delray applies review to a great deal of exterior and structural work in the protected districts. Interior flooring is generally more straightforward, but for a designated historic property it is always worth confirming with the city before work begins.
Tile above all, since it is unaffected by water, salt air and sand. Luxury vinyl plank is the next option and meets most building requirements with the correct underlayment.
