More than three hundred miles of navigable canals run through the city, which is why it gets called the Venice of America, and it means a great many properties here sit within a few feet of the waterline. The water table is high across the whole city, and that single fact governs more flooring decisions here than anything else.
The housing is equally varied. Mid century ranch homes in the older neighborhoods, waterfront properties along the finger isles, high rise condominiums along the beach, and a downtown that has grown vertically over the last two decades. Three things come up on nearly every job in this city.
The water table. With canals cut through the city and the ocean a short distance away, groundwater sits close to the surface almost everywhere. Slabs here carry moisture upward continuously, and it is not seasonal. Any flooring with a wood based core needs that assessed before it goes down, otherwise the failure is a matter of when rather than if.
Waterfront exposure. Canal front and beachside properties deal with salt air and humidity at a level inland homes do not. Materials that shrug that off, tile above all, have a much easier life here.
Two very different building types. A single story ranch in Coral Ridge and a twentieth floor unit downtown are completely different jobs. One is about the slab and the moisture beneath it. The other is about association rules, sound ratings and elevator scheduling. The city contains both in quantity.
The city changes character noticeably from one neighborhood to the next.
The commercial and cultural heart of the city, running along Las Olas Boulevard and up into the downtown towers. Restaurants, boutiques and offices at street level, condominiums above. Retail flooring here has to survive constant public traffic, and residential work is governed by building requirements for sound rating and underlayment.
Established single family homes just north of Las Olas, many from the forties through the sixties, on older slabs that have had decades to settle. Leveling and moisture assessment are routine parts of the job on these properties.
Waterfront living at its most direct, with homes fronting the canals south and east of downtown. Larger properties, whole home projects, and tile and engineered hardwood as the practical choices given the proximity to the water.
Mid century ranch homes on generous lots, much of it built in the fifties and sixties. Original terrazzo is common beneath later coverings, and a great many of these houses are now being renovated for the first time in decades.
Adjoining communities with a strong mix of residential and small commercial. Older housing stock alongside recent renovation work, plus bars, restaurants and retail along Wilton Drive that need flooring built for public use.
High rise condominiums, hotels and vacation properties along the ocean. Salt air, sand and constant turnover define the conditions here, and association rules apply to virtually every unit.

The most reliable choice in a city built on water. Completely unaffected by moisture, unbothered by salt air, and available in large format and wood look options that suit waterfront homes and downtown condominiums equally.
The most common choice across Fort Lauderdale homes and condos. It contains no natural wood, so the high water table is not a threat, and with the correct underlayment it meets the sound rating requirements most downtown and beachfront buildings set.
Timeless and adds long term value. In this city, engineered hardwood is the version that makes sense, since its layered core stays stable in conditions where solid wood would cup and gap.
A cost effective wood look with strong resistance to scratches and wear, well suited to bedrooms, living rooms and upper floor units. Closer to the water and on ground floors, vinyl plank is the safer option.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and genuinely useful in condominiums, where it reduces sound transfer to the unit below better than any hard surface.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which is exactly what offices downtown and hotels along the beach need.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess, restoring the floor without replacing a carpet that is still sound. Humidity accelerates this, which is why it comes up often here.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. It turns a remnant into a finished area rug, and keeps stair components and runners from fraying in multi level homes and townhouses.
With groundwater this close to the surface, the work beneath the floor is what determines everything above it.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the mid century neighborhoods it is common to find original terrazzo at the bottom of several later layers, and each one comes up differently.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. In Fort Lauderdale the moisture side of this assessment is the part that matters most.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In a property that has taken water at any point, replacing the trim along with the floor is usually the right call.

A canal front or beachside home. Tile first, engineered hardwood second. Salt air and proximity to water rule out anything that absorbs moisture.
A mid century ranch in Victoria Park or Coral Ridge. Tile or luxury vinyl plank, after the slab has been assessed. Both handle groundwater without complaint.
A downtown or beachfront condominium. Check the building requirements before choosing anything. Vinyl plank or tile with the correct sound rated underlayment satisfies most associations here.
Kitchens, bathrooms and entryways. Tile or vinyl plank, in any property, without exception.
Restaurants, hotels, offices and retail. Tile for public areas, carpet tile where sections need replacing quickly without closing the space.
Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. A floor lifting or buckling across several rooms, water that has spread through the subfloor, or a surface failing because of moisture from below rather than anything that happened above it. In this city the last of those is more common than most homeowners expect.
The right time to start. In a condominium, the schedule is rarely yours alone. Association approval, elevator reservations and permitted working hours usually decide when the job can happen. In a house, before furniture goes in and before new trim is fitted.

That is very often moisture rising through the slab. The water table across Fort Lauderdale sits close to the surface, and a slab without an effective barrier passes that moisture straight into whatever is laid on top. The fix is in the material choice and the subfloor preparation, not in relaying the same floor.
Yes. Downtown and beachfront buildings here commonly specify a minimum rating and an approved underlayment. We install to those requirements, and it is the first thing we ask about.
Tile above all, since it is completely unaffected by water and salt air. Engineered hardwood is the option where the look of wood is wanted. Solid hardwood is difficult to justify this close to the water.
Common in the mid century neighborhoods. Depending on its condition it can sometimes be preserved or used as a base, and in other cases it needs to come out. We will tell you what you have once it is exposed.
