It is one of the older cities in Broward, laid out in the nineteen twenties and built out heavily through the fifties and sixties, and that history is written into the floors of its houses.
The city covers a lot of ground and a lot of decades. Art Deco and mid century buildings along the beach, ranch homes in the established neighborhoods, high rise condominiums on the ocean, and newer development toward the western edge. Three things come up on most jobs in this city.
Older slabs east of the highway. The neighborhoods built in the fifties and sixties sit on slabs poured before modern vapor barrier practice existed. Groundwater moves up through them continuously, and Hollywood sits low with the water table close to the surface. Anything with a wood based core needs that assessed before it goes down.
Terrazzo underneath. Homes from that era were very often finished with terrazzo poured directly onto the slab, and decades later it is usually hidden beneath carpet, vinyl or tile. It turns up regularly during removal here, and it changes the approach entirely once it does.
Beach conditions on the east side. Properties along the Broadwalk and the barrier island deal with salt air and sand in a way inland homes do not, and the condominiums there almost all carry association requirements for hard flooring.
The city changes noticeably as you move from the ocean inland.
The barrier island, with condominiums, hotels and vacation rentals lining Ocean Drive and the Broadwalk. Salt air, sand carried in constantly, and building rules on virtually every unit. Tile and luxury vinyl plank with approved underlayment do almost all the work here.
The commercial and cultural heart of the city, around Hollywood Boulevard and Young Circle. Restaurants, bars, galleries and offices at street level with residential above. Commercial flooring here has to handle heavy public traffic and frequent cleaning.
Established single family homes just west of downtown, largely from the fifties and sixties. Original terrazzo beneath later coverings is common, and these are the properties where removal work is the larger part of the job.
Larger homes on generous lots around the golf course, ranging from mid century construction to substantial later renovations. Whole home projects and higher end finishes are the norm, with tile and engineered hardwood in demand.
Waterfront and lakefront properties in the historic residential area near downtown. Older houses, direct water proximity, and moisture assessment as a routine part of every job.
Newer residential development toward the western edge of the city, built from the eighties onward, alongside commercial and light industrial space near the highways. Modern slabs mean more material options and less preparation work.

The most common choice across Hollywood homes and condominiums. It contains no natural wood, so groundwater and salt air are not a threat, and with the correct underlayment it meets the sound rating requirements most beachfront buildings set.
Timeless and adds long term value. In this city, engineered hardwood is the version that makes sense, since its layered core stays stable in humidity and over slabs where solid wood would cup and gap.
A cost effective wood look with strong resistance to scratches and wear. It suits bedrooms and living areas in the newer western neighborhoods well. East of the highway, on older slabs, vinyl plank is the safer option.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and particularly useful in condominiums, where it reduces sound transfer to the unit below better than any hard surface.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which is exactly what hotels along the Broadwalk and offices around Young Circle need.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. Coastal humidity speeds the process up, which is why it comes up so often here.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. In older homes it is most often used for custom area rugs and stair runners, cut to fit rooms that were never built to standard dimensions.
In a low lying city where much of the housing predates modern slab practice, the work beneath the floor is what determines everything above it.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the older Hollywood neighborhoods this frequently means working through several layers down to original terrazzo, and each one comes up differently.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. On a sixty year old Hollywood slab, this step is the one that decides how long the new floor lasts.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In older homes the original trim rarely survives removal intact, so replacing it alongside the floor is usually the practical call.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
Water damage takes two forms here. In the older houses it is frequently moisture rising through the slab, which shows as buckling with no visible source. In beachfront condominiums it is usually a failed appliance or a leak from the unit above. Identifying which one you have comes before any repair work begins.
A beachfront condominium. Check the building requirements first. Tile or luxury vinyl plank with the correct sound rated underlayment satisfies most associations along the Broadwalk.
A mid century home in Hollywood Hills or Emerald Hills. Tile or vinyl plank after the slab has been assessed, or engineered hardwood where the look of wood is wanted.
A waterfront property in Hollywood Lakes. Tile first, engineered hardwood second. Direct water proximity rules out anything that absorbs moisture.
A newer home in West Hollywood. More options are open where the slab was poured with a barrier. Laminate and engineered hardwood both perform well.
Restaurants, bars, hotels and offices. Tile for public areas, carpet tile where sections need replacing quickly without closing the space.
Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. A floor lifting or buckling across several rooms, water that has spread through the subfloor, or a surface failing because of moisture from below rather than anything that happened above it. In the older Hollywood neighborhoods that last one is common.
The right time to start. In a beachfront condominium, association approval, elevator reservations and permitted working hours usually set the schedule. In a house, before furniture goes in and before new trim is fitted.
