
Plantation sits in the middle of Broward County, immediately west of Fort Lauderdale, and it is one of the older cities in the area. Terrazzo underneath. Houses from that period were frequently finished with terrazzo poured directly onto the slab, and it is usually hidden now beneath carpet, vinyl or tile. It turns up regularly during removal here, and it changes the plan the moment it appears.
Large lots, single story homes. Much of the older housing here is ranch style on generous lots, which means whole home projects rather than floor by floor ones, and slabs beneath every square foot of the house.
The city runs east to west, and the housing gets progressively newer as you travel across it.
Large lots on the western side of the city, some of them acreage properties with room for horses and outbuildings. Older homes on original slabs, and floors that take a harder life than a standard suburban house would give them.
A large planned community built around the golf course through the seventies and eighties. Single family homes, villas and townhomes, with association requirements applying in parts of it. Many of these properties are now due for full flooring replacement.
The older heart of the city, with ranch homes from the fifties and sixties under mature tree cover. Original terrazzo beneath later coverings is common here, and removal is the larger part of most jobs.
Established residential communities with a mix of single family homes and villas, built through the sixties and seventies. Low ground and older slabs make moisture assessment a routine part of the work.
Condominiums, villas and smaller homes in the eastern part of the city. Multi story buildings here carry sound rating requirements for hard flooring, and vinyl plank with approved underlayment is the usual answer.
The commercial center of the city, with offices, medical space, hotels and retail around Pine Island Road and University Drive. Flooring here has to survive constant public traffic and be replaceable in sections without closing the business.

Timeless and adds long term value. Engineered hardwood is the version that makes sense over a slab of this age, since its layered core stays stable where solid wood would cup and gap.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and useful in condominiums, where it reduces sound transfer to the unit below better than any hard surface.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which suits the offices, hotels and medical suites around Plantation Midtown.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. In a home where the carpet is still sound underneath, this is all that is needed.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. In older ranch homes it is most often used for custom area rugs cut to fit rooms that were never built to standard dimensions.

A ranch home on an original slab. Luxury vinyl plank or tile after the slab has been assessed. Both handle ground moisture without complaint where laminate and solid wood carry real risk.
An acreage property in Plantation Acres. Tile in entryways and utility areas, vinyl plank through the rest. Floors on a working property take a harder life than floors in a standard suburb.
A condominium or villa in the east of the city. Check the building requirements first. Vinyl plank or tile with the correct sound rated underlayment satisfies most associations here.
Kitchens, bathrooms and entryways. Tile or vinyl plank, in any house, of any age.
Offices, hotels, medical suites and retail. Carpet tile or commercial grade vinyl plank, both chosen for how easily individual sections can be replaced.
Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. Tiles cracking in a line across a room, a floor lifting or buckling in several places, water spread through the subfloor, or original flooring that has been down for decades. In Plantation the first of those is common, and it usually points to something in the slab rather than the flooring.
The right time to start. Before furniture goes in and before new trim is fitted. If you are renovating an older Plantation home anyway, taking the floors down to the slab as part of that work is far less disruptive than coming back to them later.
