
West Palm Beach is the oldest incorporated city in Palm Beach County, founded in eighteen ninety four as the working town that served the island across the water. That history is still visible in the housing. This is the one city in the county with genuine historic districts, where bungalows and Mission style homes from the twenties and thirties stand a few blocks from downtown high rises.
The result is an unusually wide range of flooring work in one city. Century old houses with unknown conditions beneath the floor, mid century neighborhoods, modern condominium towers along Flagler Drive, and newer suburban development to the west. Three things come up on most jobs in this city.
Genuinely old housing. The historic neighborhoods contain homes built in the twenties and thirties, before modern slab practice existed. Some sit on original poured slabs with no barrier, others on raised wood framed floors, which is rare in South Florida and changes the approach entirely. What is underneath has to be established rather than assumed.
Waterfront and high water table. The city runs along the Intracoastal, and the water table sits close to the surface across much of it. Slabs carry moisture upward continuously, and buildings along Flagler Drive add salt air and association requirements on top of that.
A working city, not just a residential one. Downtown West Palm Beach is the county’s commercial and government center. Offices, courthouses, medical space, hotels and restaurants mean a large share of flooring work here is commercial, with different demands and different schedules.
The city changes noticeably as you move from the water inland.
The commercial heart of the city, with restaurants, bars, offices and retail around Clematis Street and Rosemary Square, and residential towers above. Public facing flooring here has to survive constant traffic, and residential work is governed by building requirements for sound rating and underlayment.
Historic districts south of downtown, with homes from the twenties and thirties in Mission and Mediterranean styles. Original materials underneath are common, floor levels vary from room to room, and removal here is careful work. Tile and hardwood are the finishes that suit these houses.
Another historic district north of downtown, with bungalows and early twentieth century homes, much of it undergoing steady renovation. These are projects where removal, subfloor work and installation happen as one continuous job.
Condominium towers along the Intracoastal, from mid century buildings to recent construction. Salt air, a high water table and association rules apply to virtually every unit, and vinyl plank or tile with approved underlayment is the usual answer.
Established neighborhoods close to downtown with a mix of restored historic homes and later infill. Smaller lots, older slabs, and moisture assessment as a routine part of every job.
Newer suburban development stretching toward the western communities, built from the eighties onward. Modern slabs, two story family homes, and HOA requirements across many of the gated communities.

Contains no natural wood, so moisture rising through an older slab is not a threat, and with the correct underlayment it meets the sound rating requirements most downtown and waterfront buildings set.
Timeless and adds long term value, and it reads as correct in the historic districts rather than added. Engineered hardwood is the version that makes sense over a slab, since its layered core stays stable in this climate.
A cost effective wood look with strong resistance to scratches and wear, well suited to the newer homes west of the turnpike. Closer to the water and over older slabs, vinyl plank is the safer option.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and particularly effective in older homes with hard surfaces throughout, where sound carries.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which is exactly what the downtown offices, government buildings and hotels need.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. Coastal humidity accelerates the process, which is why it comes up often here.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. In the historic districts it is most often used for custom area rugs and stair runners, cut to fit rooms and staircases never built to standard dimensions.
In a city with hundred year old houses on low ground, what lies beneath the floor cannot be estimated from a doorway.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the historic districts this is layered work, with decades of successive floors over an original surface that may or may not be worth preserving.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. In a century old property this step frequently reveals conditions never visible before the old floor came up.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In period homes the trim is part of the character, and matching an existing profile matters more here than in most of the county.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
Repair matters more in an older home than a newer one. When a floor has been down for decades and matching material is no longer produced, preserving what is there is often worth considerably more than replacing it with something current. In the condominium towers, by contrast, the usual cause is a leak from the unit above and speed matters more than preservation.
A historic home in El Cid, Northwood or Flamingo Park. Tile or engineered hardwood. Both suit the architecture, and both handle an older slab far better than solid wood or laminate.
A condominium on Flagler Drive or downtown. Check the building requirements before choosing. Vinyl plank or tile with the correct sound rated underlayment satisfies most associations here.
A newer home west of the turnpike. More options are open. Laminate and engineered hardwood both perform well over modern slabs poured with a barrier.
Kitchens, bathrooms and entryways. Tile or vinyl plank, in any property, of any age.
Offices, government buildings, hotels, restaurants and retail. Tile for public areas, carpet tile where sections need replacing quickly without closing the space.
Not every flooring problem calls for a new floor, and in an older home the difference matters more than usual.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. Water spread through the subfloor, a floor lifting or buckling across large areas, or a surface that has failed because of moisture from below rather than anything above it. In the historic neighborhoods that last one is common.
The right time to start. In a historic property, before the rest of the renovation is finalised, since what is found beneath the old floor can change the plan for everything above it. In a condominium, association approval and permitted working hours set the schedule.

It depends on what is underneath, which has to be established first. Some homes of that period sit on original slabs, others on raised wood framed floors. Once we know which, tile and engineered hardwood are usually the strongest options.
Sometimes yes. Original flooring in good condition can occasionally be preserved or used as a base, and in a period home it may be worth more than what would replace it. We will tell you what you actually have once the covering comes up.
Yes. Downtown and Flagler Drive buildings commonly specify a minimum rating and an approved underlayment. We install to those requirements, and it is the first thing we ask about.
Usually moisture rising through the slab. The water table across much of West Palm Beach sits close to the surface, and older slabs were poured without an effective barrier. The solution lies in material choice and subfloor preparation.
