Flooring Installation and Repair in Miami

Miami is not an easy city to floor. Almost every single family home here sits on a concrete slab rather than over a crawl space or a basement, which means the ground is directly underneath your floor and moisture travels upward through the slab all year round. Add year round humidity, an active storm season, and salt air near the coast, and you have a set of conditions that will ruin the wrong flooring choice within a few seasons.

That is why flooring in Miami is a different conversation than flooring anywhere north of here. The material matters, but what happens underneath the material matters just as much. Our team installs and repairs floors in homes, offices, retail units and commercial properties across the city, and every project starts with a free in home estimate.

Why Flooring in Miami Is Different

Three things shape almost every flooring decision in this city.

The slab. Concrete is porous. A slab poured directly on Miami ground carries moisture up from below continuously, not occasionally. Solid hardwood laid over an unprepared slab will cup and gap. Laminate with a wood based core will swell along the seams. This is the single most common reason a Miami floor fails, and it has nothing to do with the quality of the flooring itself.

Humidity. Even indoors with air conditioning running, the moisture content in the air here stays high. Materials that expand and contract with humidity need room to move, and they need to be acclimated properly before installation rather than laid the day they arrive.

Storm season. Water intrusion is a fact of life in this city, whether from a storm, a failed appliance or a slow leak. Floors that can be repaired in sections, rather than replaced wholesale, save Miami homeowners a great deal of money over the years.

Neighborhoods We Serve in Miami

Miami is a collection of very different neighborhoods, and the housing stock in each one calls for a different approach.

Brickell and Downtown

High rise living, which means building rules come first. Most condo associations along Brickell Avenue and through Downtown require a sound rating for hard flooring and a specific underlayment beneath it. We work within those requirements rather than around them. Luxury vinyl plank and tile are the common choices here.

Little Havana

Older single family homes along Calle Ocho and the surrounding streets, many built mid century and sitting on original slabs. It is common to find terrazzo underneath old carpet or vinyl in these houses, which changes what the removal and preparation work looks like.

Coconut Grove

A mix of historic homes near Grand Avenue and newer construction closer to the water. Hardwood is popular here for the way it suits the older architecture, and engineered hardwood is usually the sensible version of that choice given the proximity to Biscayne Bay.

Coral Way and Flagami

Established residential streets with a lot of houses from the fifties through the seventies. Slabs are older, and leveling is often part of the work before anything new goes down.

Wynwood, Edgewater and the Design District

Heavy on commercial and mixed use spaces. Galleries, studios, offices and retail units where the floor needs to handle constant foot traffic and take a beating without looking worn out. Carpet tile and commercial grade vinyl plank do most of the work here.

Allapattah, Little Haiti and the Upper East Side

Neighborhoods in active transition, with a lot of renovation happening on older housing stock. These are the projects where removal, subfloor work and installation all happen as one job rather than three.

Flooring Installation Services in Miami

We install every major flooring type, for both residential and commercial spaces.

Luxury Vinyl Plank

The most practical choice for most Miami homes. Vinyl plank contains no natural wood, so it does not absorb moisture the way hardwood and laminate do. Durable, water resistant and low maintenance, it handles kitchens, bathrooms, entryways and high traffic areas while still giving you the look of wood.

Laminate

A cost effective wood look with strong resistance to scratches and wear. Well suited to bedrooms, living rooms, hallways and offices in Miami homes. For bathrooms and laundry rooms, vinyl plank is the safer option here.

Hardwood

Timeless and adds long term value. In Miami, engineered hardwood is usually the version that makes sense, because its layered core stays stable through humidity swings and performs far better over a slab than solid wood does.

Tile

The one material that is simply not affected by water. Tile has been the Miami standard for bathrooms, kitchens and entryways for generations, and modern formats include large format tile and wood look planks for anyone who wants the look without the vulnerability.

Carpet

Soft, warm and quiet underfoot. Best in bedrooms, offices and living areas, where comfort and sound reduction matter more than moisture resistance.

Carpet Tile

Modular carpet in individual squares, built for commercial and high traffic areas. A damaged or stained tile is lifted out and replaced without touching the rest of the floor, which is why it is the default in offices and retail spaces around Wynwood and Downtown.

Carpet Services in Miami

Carpet Restretching

Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. In most cases the carpet itself is still perfectly good and does not need replacing.

Carpet Binding

Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. It is what turns a remnant into a finished area rug, and what keeps runners and stair components looking intentional.

Preparation and Finishing Work

A flooring job is more than the flooring itself, and in Miami the work underneath is often the part that decides how long the floor lasts.

Existing Flooring Removal

Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. Every material comes up differently, and in older Miami homes there is frequently more than one layer to deal with before the slab is exposed.

Subfloor Preparation

Inspection and preparation of the subfloor to ensure a smooth, level and stable surface. This includes cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. On a Miami slab, this is not an optional extra. It is the step that determines whether the floor above it holds.

Baseboards

Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. They can be matched to existing trim or chosen in a new style and height.

Flooring Repairs in Miami

Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.

That last one matters more in Miami than almost anywhere. When a floor gets wet here, what is underneath needs checking as carefully as what is on top, because a new surface laid over a damp subfloor will fail the same way the old one did.

Which Flooring Works Best in Miami Homes

Living on a slab. Luxury vinyl plank, tile, or engineered hardwood. Solid hardwood and laminate are both possible with the right preparation, but they carry more risk in this environment.

Living in a high rise. Check the building requirements before choosing anything. Sound rating and underlayment specifications are usually non negotiable, and vinyl plank or tile with the correct underlayment satisfies most associations.

Kitchens, bathrooms and entryways. Tile or vinyl plank, without exception.

Bedrooms and living areas. Carpet for comfort and quiet, laminate or hardwood if you prefer a hard surface.

Offices, retail and commercial units. Carpet tile or commercial grade vinyl plank, both chosen for how easily individual sections can be replaced.

When to Replace and When to Repair

Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.

When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.

When replacement makes more sense. Widespread water damage, a floor that has lifted or buckled across large areas, a surface worn through in multiple rooms, or a floor sitting over a subfloor that was never properly prepared. Repairing one section of a floor that is failing everywhere only delays the same conversation.

The right time to start. Flooring work is easiest before you move furniture in, before new baseboards go on, and outside of the wettest part of storm season if the job involves opening up a slab. If you are renovating anyway, doing the floors as part of that work is always less disruptive than coming back to them later.

We will tell you honestly which side of that line your floor is on when we come out to measure.

Frequently Asked Questions

Can hardwood be installed over a concrete slab in Miami?

Engineered hardwood generally can, because its layered core handles moisture movement far better than solid wood. The slab is inspected and prepared first, and any moisture or leveling issues are addressed before installation.

What flooring holds up best to Miami humidity?

Tile is completely unaffected by water. Luxury vinyl plank is water resistant and contains no natural wood, which makes it the practical everyday choice. Both handle this climate without difficulty.

My condo association has flooring rules. Can you work with those?

Yes. High rise buildings across Brickell, Downtown and Edgewater typically require a specific sound rating and underlayment. We install to meet those requirements rather than around them.

My floor got wet during a storm. Does all of it need replacing?

Not necessarily. Affected sections are often repaired or replaced individually, and the subfloor underneath is checked at the same time. We will tell you honestly which approach makes sense once we see it.

How much does new flooring cost in Miami?

It depends on the size of the space, the material, and the condition of the subfloor. We come out, measure on site, and give you a free in home estimate with no obligation.
