
Broward County runs from the ocean west to the edge of the Everglades, and packs nearly two million people into thirty one municipalities along the way. It is the second most populous county in Florida, and for flooring purposes it is really three different places, the coastal strip, the established central suburbs, and the newer planned communities out west.
What ties all of it together is water. The water table sits high across the entire county, canals cut through much of it, and the ocean is never more than a short drive away. That governs material choice more than any design trend does. Three conditions apply almost everywhere in the county.
The water table. Broward sits low and flat, with drainage canals running through it and groundwater close to the surface. Slabs carry moisture upward continuously, and it is a standing condition rather than a seasonal one. Anything with a wood based core needs that assessed before installation.
Three generations of housing. The eastern cities were built through the fifties and sixties, the central suburbs through the seventies and eighties, and the western communities from the nineties onward. Each era used different slab practice, and the age of the property tells you more about what preparation is needed than the address does.
Associations everywhere. Broward has an unusually high concentration of HOA and condo communities, particularly in the west and along the coast. Many set requirements for hard flooring, including sound ratings, underlayment specifications and approval before work begins.
The county divides naturally into four areas, each with its own housing character.
Fort Lauderdale, Hollywood, Pompano Beach, Deerfield Beach, Dania Beach, Hallandale Beach, Lauderdale-by-the-Sea and Lighthouse Point. High rise condominiums along the ocean, mid century homes behind them, and canal front properties throughout. Salt air, association rules and proximity to water define the work here, and tile and engineered hardwood are the practical choices.
Plantation, Davie, Sunrise, Lauderhill, Tamarac, Oakland Park, Wilton Manors, Lauderdale Lakes and North Lauderdale. Established suburbs built largely through the seventies and eighties, on slabs that have had decades to settle. Leveling and moisture assessment are routine parts of most jobs in this belt.
Pembroke Pines, Miramar, Weston, Cooper City, Southwest Ranches, Pembroke Park and West Park. Newer planned communities, large family homes and extensive townhome development, most of it from the nineties onward. Modern slabs mean fewer surprises, but HOA requirements apply across much of this area.
Coral Springs, Coconut Creek, Margate and Parkland. Family oriented communities on the northern edge of the county, ranging from seventies development in Margate to newer construction in Parkland. Whole home projects are common, and scratch and water resistant materials are what most households here want.

The most widely installed floor in the county, and for good reason. It contains no natural wood, so the high water table beneath Broward is not a threat, and with the correct underlayment it meets the sound rating requirements most condominium and townhome associations here set.
Completely unaffected by water, which makes it the most reliable choice anywhere in Broward, from a beachfront condo in Hallandale to a ranch home in Plantation. Large format and wood look options cover most contemporary interiors.
A cost effective wood look with strong resistance to scratches and wear, well suited to bedrooms, living rooms and hallways in family homes across the west and northwest of the county. It needs proper subfloor preparation given the ground conditions here.
Timeless and adds long term value. Throughout Broward, engineered hardwood is the version that makes sense, since its layered core stays stable in humidity where solid wood would cup and gap.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and particularly valuable upstairs in the two story homes and townhomes that fill Pembroke Pines, Miramar, Weston and Coral Springs.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which suits the offices, clinics, hotels and retail units found across the county.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. Humidity speeds this process up, which is why it comes up constantly in Broward homes.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. It turns a remnant into a finished area rug, and keeps stair components and runners from fraying in multi level homes.
Across a county where groundwater sits this close to the surface, what happens beneath the floor decides how long the floor above it lasts.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the older eastern and central cities this often means working through several layers, sometimes down to original terrazzo. In the newer western communities it is usually builder grade tile or carpet being replaced for the first time.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. In Broward the moisture side of this assessment carries more weight than anywhere north of here.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. They can be matched to existing trim or upgraded to a taller modern profile at the same time as the floor.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
Water damage in Broward comes from two directions. In single family homes it is frequently moisture rising through the slab, which shows as buckling with no visible source. In condominiums and townhomes it is usually a failed appliance or a leak from the unit above. Identifying which one you are dealing with comes before any repair.
A coastal or canal front property. Tile first, engineered hardwood second. Salt air and proximity to water rule out anything that absorbs moisture.
A seventies or eighties home in central Broward. Luxury vinyl plank or tile, after the slab has been assessed. Both handle groundwater without complaint.
A newer home in Weston, Parkland or Cooper City. More options are open. Laminate and engineered hardwood both perform well over modern slabs poured with a barrier.
A condominium or townhome anywhere in the county. Check the association requirements first. Vinyl plank or tile with the correct sound rated underlayment satisfies most buildings here.
Offices, clinics, hotels, retail and warehouses. Carpet tile or commercial grade vinyl plank, both chosen for how easily individual sections can be replaced.
Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. A floor lifting or buckling across several rooms, water that has spread through the subfloor, or builder grade flooring that has simply reached the end of its life. A great many Broward homes built in the nineties are at exactly that point now.
The right time to start. In a condominium, association approval, elevator reservations and permitted working hours usually decide the schedule. In a house, before furniture goes in and before new trim is fitted. If the property has taken water, drying the subfloor properly comes before anything else.

Almost certainly moisture rising through the slab. The water table across Broward sits close to the surface, and a slab without an effective barrier passes that moisture into whatever is laid on top. The solution lies in material choice and subfloor preparation, not in relaying the same floor.
Yes. Associations across Broward commonly specify a minimum sound rating and an approved underlayment, particularly for upper floor units. We install to those requirements, and it is the first thing we ask about.
Tile is completely unaffected by water. Luxury vinyl plank is water resistant, contains no natural wood, and has the advantage that individual planks can be replaced. Both are sound choices anywhere in Broward.
