Davie is unlike anywhere else in Broward County. It is a town rather than a city, and it has deliberately kept a western and equestrian character that the rest of the county traded away decades ago. Ranch properties, horse trails alongside the roads, and large lots sit a few minutes from university campuses and modern subdivisions.
That mix produces an unusually varied housing stock. Older ranch homes and agricultural properties, seventies and eighties suburban development, newer gated communities, and a large student rental market around the college campuses. Three things come up on most jobs in this town.
Properties that work for a living. Homes on acreage, with horses, workshops, barns and outbuildings, put a different kind of wear on a floor than a suburban house does. Dirt, moisture and heavy traffic come through the door daily, which pushes material choice firmly toward things that can take it.
Low ground and a high water table. Davie sits low, with drainage canals running through much of it and the water table close to the surface. Slabs carry moisture upward, and on the older properties there is often no effective barrier beneath them.
A large rental market. The university and college presence means a substantial share of properties here are rented rather than owner occupied. Landlords need flooring that survives turnover, cleans easily, and can be repaired in sections rather than replaced between tenants.
The town covers a wide area with a distinctly different feel from one part to the next.
The historic core along Davie Road and Griffin Road, with older buildings, small commercial space and some of the oldest housing in the town. Slabs here are the oldest in the area, and moisture assessment and leveling are standard parts of the job.
Large lots and ranch properties scattered through the town, particularly toward the west and south. Homes here have working outbuildings alongside them, and the floors take a harder life than a suburban house ever would. Tile and commercial grade vinyl plank are the practical answers.
Around the campuses off College Avenue and Nova Drive, with a heavy concentration of rental housing, apartments and townhomes. Durability and easy replacement matter more here than anything else, and luxury vinyl plank does most of the work.
Established residential communities built through the seventies and eighties, with single family homes on regular lots. A great many of these properties are on their original flooring and now due for full replacement.
Newer gated communities of larger single family homes, built from the nineties onward on modern slabs. Whole home projects, more open plan layouts, and stronger demand for engineered hardwood and large format tile.
Commercial and light industrial space along the main routes, plus retail plazas and professional offices. Flooring here has to survive steady public traffic and be replaceable in sections without closing the business.

Timeless and adds long term value. Engineered hardwood is the version that makes sense over a slab here, and it is what most homeowners in the newer gated communities choose when they want real wood.
Soft, warm and quiet underfoot. Best in bedrooms and living areas, and useful upstairs in the two story homes across the newer developments where it reduces sound between floors.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which suits offices, clinics and retail units along Stirling and Griffin Road, as well as student housing common areas.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. In rental properties this is often the difference between a quick turnaround and a full replacement between tenants.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. It turns a remnant into a finished area rug, which is a practical way to protect high traffic paths in an entryway or hallway.
On low ground with a mix of housing spanning fifty years, the work beneath the floor varies more than the flooring itself.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. On older Davie properties there is frequently more than one layer to work through, and each one comes up differently.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. Given the water table across this town, the moisture side of that assessment carries real weight.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In a property with dogs, horses and daily traffic through the door, they take genuine abuse and are often replaced alongside the floor.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
Repairs matter more here than in most towns, for a simple reason. On a rental property or a working ranch, the damage is usually confined to one area, an entryway, a utility room, a single bedroom, and replacing an entire floor because of one section makes no financial sense at all.
A ranch or acreage property. Tile in entryways, mudrooms and utility areas, luxury vinyl plank through the rest. Both handle mud, water and heavy traffic without absorbing any of it.
An older home in Old Davie or Rolling Hills. Vinyl plank or tile after the slab has been assessed. Both handle groundwater where laminate and solid wood carry real risk.
A rental property near the campuses. Luxury vinyl plank, without much debate. Durable, easy to clean, and individual planks can be replaced between tenants rather than the whole floor.
A newer home in Shenandoah or Ivanhoe. More options are open. Engineered hardwood and large format tile both suit these properties well.
Offices, clinics, retail and light industrial. Carpet tile or commercial grade vinyl plank, both chosen for how easily individual sections can be replaced.
Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. Water that has spread through the subfloor, a floor lifting across several rooms, or original flooring that has been down for decades and worn through in multiple areas. Many of the seventies and eighties homes in Forest Ridge and Rolling Hills are at exactly that point.
The right time to start. Before furniture goes in and before new trim is fitted. On a rental, between tenancies is the obvious window, and it is worth planning the work around that rather than squeezing it into an occupied property.

Tile in the areas where the outdoors comes in, and luxury vinyl plank through the rest. Both shrug off mud and water, and vinyl plank has the added advantage that a damaged plank can be swapped out.
Luxury vinyl plank. It survives turnover, cleans easily, and individual planks can be replaced when a tenant damages one section, which avoids replacing a whole floor between leases.
Usually moisture rising through the slab. Davie sits low with a high water table, and older slabs were poured without an effective barrier. The solution lies in material choice and subfloor preparation, not in relaying the same floor.
Engineered hardwood can work, particularly in the newer communities where slabs were poured with a barrier. On older properties the subfloor has to be assessed first, and the result of that assessment decides whether it is a sensible choice.
