
Palm Beach County is the largest county in Florida by land area, running from the ocean west to Lake Okeechobee and stretching thirty eight municipalities along the coast. It is also the wealthiest of the three South Florida counties, and the range of properties inside it is wider than anywhere else in the region.
Oceanfront estates, high rise condominiums, retirement communities, family suburbs and agricultural land in the west all sit within the same county lines. What ties the flooring together is what always does in South Florida, the slab underneath and the moisture moving through it. Three conditions apply across the county.
Coastal exposure on the eastern strip. The barrier islands and the communities along the ocean deal with salt air and a high water table in a way inland properties do not. Materials that absorb moisture have a hard life here, and buildings along the coast almost universally carry association requirements for hard flooring.
An enormous condominium market. Palm Beach County has one of the highest concentrations of condominium and managed community living in the state, from oceanfront towers to the large retirement communities inland. Sound ratings, approved underlayment and prior approval are routine rather than exceptional.
Housing from every decade. Delray Beach and Lake Worth Beach have housing from the twenties and thirties. Boca Raton and Boynton Beach expanded through the seventies and eighties. Wellington, Jupiter and the western communities are largely modern. The age of the property, not the address, determines what preparation is needed.
The county divides naturally into four areas, each with its own character.
Boca Raton, Delray Beach, Highland Beach and Gulf Stream. A mix of historic downtown properties, oceanfront condominiums and substantial single family homes. Boca in particular carries strong architectural standards, and finishes are chosen to suit the buildings. Tile and engineered hardwood dominate.
West Palm Beach, Palm Beach, Lake Worth Beach, Boynton Beach, Lantana and Palm Springs. The oldest housing in the county sits here, alongside downtown high rises and the estates on the island. Original terrazzo and older slabs are common in the historic neighborhoods, and removal work is often the larger half of the job.
Jupiter, Palm Beach Gardens, North Palm Beach, Juno Beach, Tequesta and Riviera Beach. Newer construction on the whole, with modern slabs and large family homes alongside coastal condominiums. HOA requirements apply across much of the area.
Wellington, Royal Palm Beach, Loxahatchee, Greenacres, Belle Glade and Pahokee. Equestrian properties in Wellington, family suburbs in Royal Palm Beach and Greenacres, and agricultural land further west. Floors here take heavier daily use than in the coastal communities.

The most widely installed floor in the county’s condominiums. It contains no natural wood, so moisture is not a threat, and with the correct underlayment it meets the sound rating requirements most associations here set.
Timeless and adds long term value, and in strong demand across the larger homes in Boca Raton, Jupiter and Palm Beach Gardens. Engineered hardwood is the version that performs reliably over a slab in this climate.
A cost effective wood look with strong resistance to scratches and wear, well suited to bedrooms and living areas in the newer western and northern communities. Closer to the coast and over older slabs, vinyl plank is the safer option.
Soft, warm and quiet underfoot. Best in bedrooms, home offices and living areas, and genuinely valuable in condominiums, where it reduces sound transfer to the unit below better than any hard surface.
Modular carpet in individual squares, built for commercial and high traffic areas. A stained tile is lifted out and replaced without closing the space, which suits the offices, clinics, hotels and clubhouses found throughout the county.
Carpet loosens over the years and the slack rises into wrinkles and ripples. Restretching pulls it tight again, reattaches it to the tack strips and trims the excess. Coastal humidity accelerates the process, which is why it comes up constantly here.
Binding seals the exposed cut edge of carpet using machine stitched or heat applied methods, so it cannot ravel. It turns a remnant into a finished area rug, and keeps stair runners and components from fraying in multi level homes.
Across a county spanning a hundred years of construction, the work beneath the floor varies more than the flooring itself.
Removal and disposal of your current carpet, vinyl, laminate, hardwood or tile. In the historic neighborhoods of West Palm Beach, Lake Worth Beach and Delray this often means working through several layers down to original material. In the newer communities it is usually builder grade flooring being replaced for the first time.
Inspection and preparation of the subfloor to ensure a smooth, level and stable surface, including cleaning, patching, sanding, leveling, and addressing moisture or structural issues as required. Near the coast and on older slabs, the moisture side of that assessment carries the most weight.
Baseboards cover the expansion gap between the floor and the wall, protect walls from scuffs and wear, and frame the room. In period properties matching an existing profile matters, and in larger modern homes a taller profile suits the ceiling heights.
Damage is usually local, and a repair is often all that is needed. We handle spot repairs on individual planks and tiles, repair and adjustment of thresholds, transition strips and floor edges, carpet restretching, and repair or replacement of areas affected by moisture or water damage.
Water damage arrives from two directions here. In houses it is frequently moisture rising through the slab, showing as buckling with no visible source. In the county’s very large condominium stock it is almost always a failed appliance or a leak from the unit above. The two need different responses, and identifying which one you have comes first.
An oceanfront or coastal property. Tile first, engineered hardwood second. Salt air and proximity to water rule out anything that absorbs moisture.
A condominium anywhere in the county. Check the association requirements before choosing. Vinyl plank or tile with the correct sound rated underlayment satisfies most buildings from Boca to Jupiter.
A historic home in Delray, Lake Worth Beach or West Palm Beach. Tile or engineered hardwood, after the slab and whatever lies beneath the current floor have been assessed.
A newer home in Wellington, Jupiter or Palm Beach Gardens. More options are open. Laminate and engineered hardwood both perform well over modern slabs.
Offices, clinics, hotels, clubhouses and retail. Carpet tile or commercial grade vinyl plank, both chosen for how easily individual sections can be replaced.
Not every flooring problem calls for a new floor, and knowing which situation you are in saves both time and money.
When a repair is enough. One cracked tile, a gouged plank, a loose threshold at a doorway, or a carpet that has developed ripples. In all of these cases the rest of the floor is still sound and the damage is local, which is exactly what spot repairs and carpet restretching are for.
When replacement makes more sense. Water spread through the subfloor, a floor lifting across several rooms, or original flooring that has simply reached the end of its life. In the older coastal communities the cause is very often moisture from below rather than anything that happened above.
The right time to start. In a condominium, association approval, elevator reservations and permitted working hours usually set the schedule, and in seasonal buildings there are often restricted months as well. In a house, before furniture goes in and before new trim is fitted.

Yes. Associations across the county commonly specify a minimum rating and an approved underlayment. We install to those requirements, and it is the first thing we ask about.
Tile above all, since it is unaffected by water and salt air. Engineered hardwood is the option where the look of wood is wanted. Solid hardwood is difficult to justify this close to the coast.
Usually moisture rising through the slab, particularly on the coastal strip where the water table sits close to the surface. The solution lies in material choice and subfloor preparation, not in relaying the same floor.
