
A lot of people put off calling a flooring company for longer than they need to, and the reason is usually the same. They are not sure what they are signing up for. Is someone going to sit in their living room for two hours. Is there a charge. Will they be pressured into deciding on the spot.
None of that. A free in home estimate is a measuring appointment with a conversation attached. It costs nothing, it commits you to nothing, and at the end of it you have a real number for your actual space rather than a guess. Here is exactly how it goes.
The obvious reason is measurement. Property listings are not reliable, rooms are rarely square, and closets, hallways and transitions all count toward the installed area.
The less obvious reason is the one that matters more in South Florida. The two largest variables in any estimate are invisible from a phone call.
The first is what is currently installed. Carpet comes up quickly. Tile is heavy work, because the tile and the mortar bed beneath it both have to be broken out. In older homes there is frequently more than one layer down there.
The second is the condition of your slab. Every home here sits on concrete, and whether that concrete is flat, clean and dry decides how much preparation is needed. That can be the largest single item in an estimate, and nobody can assess it remotely.
Anyone who gives you a firm price over the phone is giving you a number they will revise later.
Nothing is required of you, but a few minutes of thought makes the visit more useful.
Know which rooms you are doing. Even roughly. Whole house, downstairs only, two bedrooms and a hallway.
Have a sense of what you like. A saved photograph is more useful than a description. If you have no idea, that is completely fine, that is part of what the conversation is for.
Clear access to the floor where you can. Not everything needs moving, but it helps if the installer can see and reach the floor along the walls and in the corners.
Find your association documents if you live in a condominium or managed community. Most set sound rating and underlayment requirements for hard flooring. Knowing what yours says saves a step later.
Note anything odd about the floor. A soft spot, a section that lifts, a tile that cracked, a musty smell. These are clues, and they are worth mentioning.
First thing is understanding what is currently down, how it was installed, and what condition it is in. That determines what removal involves, which is a real part of the price.
Room by room, including closets, hallways and transitions, plus the material allowance needed for cuts and waste. Stairs are measured separately, because they are priced by the step rather than by the square foot.
Where the existing floor can be lifted at an edge, we look at what is underneath. We check for level, cracks, soft spots and signs of moisture, and we look for the things that tell a story, efflorescence on the slab, dark patches, a musty smell beneath carpet.
This is the part of the visit that most affects your final price, and the part most homeowners have never had anyone explain to them.
Samples look completely different in your house than under showroom lighting, and against your own walls, cabinets and light. We go through what suits each room, because the right answer for a bathroom is not the right answer for a bedroom.
How long will it take. Do we have to move out. What about the pets. Can we do it in stages. What happens if you find something unexpected. Ask all of it.
A useful estimate visit is not just a measuring exercise. There are things worth raising whether or not you thought to ask.
If your slab needs work. Moisture readings, leveling, patching. If there is something going on under your floor, you should hear it from us before you pay for a new one.
If the material you have in mind is wrong for that room. Laminate in a laundry room, solid hardwood on a ground floor slab. We will say so.
If a repair would serve you better than a replacement. If the problem is a carpet with ripples, restretching costs a fraction of a new floor. If it is one damaged area, a spot repair is often all that is needed. We would rather tell you that than sell you something you do not need.
If your building has requirements you were not aware of. Sound ratings and approved underlayment come up constantly in South Florida, and finding out after installation is an expensive way to learn.
What we might find once the old floor comes up. In older homes there is sometimes terrazzo or an additional layer underneath. We will tell you what is likely and what it would mean.
A written estimate, itemised so you can actually read it. It should show these separately.
Material, named specifically, with the specification rather than just a category.
Installation labor, by area.
Removal and disposal of the existing floor.
Subfloor preparation, and what it involves for your slab.
Underlayment, including whether it meets any building requirement you are subject to.
Baseboards, thresholds and transitions.
Stairs, if applicable, priced separately.
Itemisation is not bureaucracy. It is what lets you compare our estimate against anyone else’s on equal terms, and see whether a lower number elsewhere is genuinely cheaper or simply missing something.

Material is ordered and, where the product requires it, allowed to acclimate in the space before installation. Skipping acclimation is one of the more common causes of problems later.
Scheduling is agreed. In a condominium this usually means working around association approval, elevator reservations and permitted working hours, which we handle as part of the job.
Removal and preparation happen first. The old floor comes up, the slab is cleaned, leveled and treated as needed.
Installation follows, then baseboards, thresholds and transitions.
A final walkthrough, where we go over the finished floor with you before we leave.
